In the past we welcomed our partners to join us on a property by property basis.  We have restructured and launched the SKY realty group fund in order to give our partners the opportunity to purchase shares of our fund that will hold many investment properties.  Our fund is structured though LLC’s which allows us to pass through the many benefits that real estate investing offers to our partners. The Fund structure is beneficial to our partners in many more ways….

1. It enables our investors to mitigate risk between many properties
   as each individual property becomes cash flow positive all partners reap the benefits
2. it allows us to diversify and acquire properties that need different types of repositioning
3. an immediate and steady stream of cash flow, with lots of future upsides.
4. Our fund is structured through LLC’s which allows us to pass through the many benefits that real estate investment has to offer to our partners.

We look for income producing real estate properties based on the following criteria:

• 8.0%+ Cap Rate
• 12% Minimum Annual Yield to Investors
• B and C Class Properties
• 40-90% Occupied
• Value-add Properties
